Contents and Tenant Insurance Information in Thailand

How to check insured property, covered events, valuables limits, lease responsibilities, security conditions and claims instructions.

Property, contents and liability cover depends on the issued contract, insured address, ownership or tenancy arrangement and declared property. A lease does not by itself establish what either party insures.

Check the insured property and events

  • Identify the insured person, address, building, contents and any excluded property.
  • Check the contract’s definitions and cover for fire, water, weather, theft, accidental damage and liability rather than relying on a generic list.
  • Review deductibles, overall and category limits, exclusions, security conditions and occupancy restrictions.
  • Ask whether valuables must be individually declared, valued or scheduled and what proof of ownership is required.
  • Confirm cover for property away from the insured address, temporary absence, vacancy, shared premises or home working where relevant.
  • Compare the lease, building-management rules and policy wording; landlord and tenant responsibilities vary.

Do not assume a standard premium, discount, category percentage or add-on applies. Obtain a written quote and schedule for the actual address, sums insured and security information.

If loss or damage occurs

Protect people and property where safe, contact emergency services when appropriate, preserve available evidence and follow the policy’s official notice instructions. Do not rely on a universal police-report or insurer deadline; the event, law and issued policy determine what is required.

Provider and complaint checks

Verify an insurer or intermediary through the OIC broker and licence service. The OIC publishes a consumer complaint route and hotline 1186.
