Start with your goal. You do not need to understand every property rule at once; you need the right questions for the exact property, parties and documents before you pay or sign.
Choose your path
- Rent a home: check the landlord or agent, contract, deposit, inventory, utilities, repairs and exit terms.
- Buy a condominium: check the exact unit, ownership and quota evidence, contract, payment route and transfer process.
- Consider a lease or other property interest: understand what the proposed document grants, what may need registration and what can end the arrangement.
- Prepare for a purchase: organise the counterparty, property, payment and independent due-diligence questions before committing funds.
Before money changes hands
- Identify the deal. Record the property, counterparty, proposed legal interest, total price and payment recipient.
- Verify with the responsible parties. Ask the relevant Land Office, bank, juristic person or local authority what applies to the actual transaction.
- Commission independent review. Agree the legal, tax or technical checks, written deliverables and unresolved stop conditions before signing.
A polished listing, reservation form or friendly intermediary is not independent verification. Do not assume a deposit is routine or refundable. Keep sensitive documents in your own secure workspace rather than sending them through a general enquiry form.
